Fraud Notify – Stay Alert. Stay Protected.

The Santa Cruz County Recorder’s Office is proud to offer Fraud Notify, a FREE email alert service that helps protect property owners from title fraud.

How it Works

  • Sign up with your name and email.
  • Set alerts for individual(s) and/or business name(s).
  • Get notified by email whenever a document with one of those names is recorded in Santa Cruz County.
  • Take quick action if you see something suspicious.

Fraud Notify does not prevent fraud, but it acts as an early warning system so you can respond right away.

What if I receive an alert?

When you receive a Fraud Notify email:

  • You’ll see the document number, type of document, and grantor/grantee information.  In many cases this is enough to verify whether the alert pertains to you and/or is expected (for example, a refinance).
  • You’ll get a link to view the document index information.

⚠️ Please note: The email does not include the contents of the document.

To view the full document, you can:

  • Use one of the public kiosks at the Recorder’s Office.
  • Purchase a copy of the document from the Recorder’s Office.

Important to Know

  • Alerts only apply to documents recorded after you register.
  • If you subscribe using a common name, you may receive alerts for documents that don’t apply to you.
  • You can change your alerts or unsubscribe at any time.

If You Suspect Fraud

If you believe someone has tried to fraudulently take title to your property, report it to the Santa Cruz County District Attorney’s Office.
